Yeah, taking out the transmission is alot harder than removing an oil filter and 2 nuts.

can someone help me out as to what i have to take apart to find out if the rear seal is leaking could that possibly be causing the hissing also?

Are you sure it's not mechanical sounding? it could also be a throwout bearing or the pilot bearing or something mechanical in that area emitting a noise, unrelated to oil pressure. Did the drop in oil pressure and hissing sound definately coincide with eachother? It can also be the sending unit, I've also heard that thermo-pellet failure can cause a sudden overall drop in oil pressure, which you should fix immediately by replacing with a plug or shimming it. (do this mod anyways since it increases reliability)
There are weeper holes on the bell housing (at least one that I know of which caused me to discover my leaking front transmission seal) which the oil will drip from if it is leaking there. There's also a rubber plug on the bottom of the bell housing which can be pried open enough to let fluid out.. there are a number of ways to see if theres oil in there without dropping the transmission. Just get the car in the air enough to get under it and check it out, a significant amount of oil loss will be relatively obvious.
The drop in oil pressure could be gauge, could be sending unit, both are known to fail. My gauge right now is shifted about 30 degrees low, this happened after the wire accidentally was left off the sending unit and touched ground or something while driving, which made the gauge peg up and down a while til i realized I had forgotten the wire, gauge hasnt been right since. They are somewhat delicate. You should pickup a oil pressure gauge and put it on the engine where the oil pressure sending unit is to verify that the oil pressure really is low before you start doing things like removing the transmission or even putting the car on jack stands.
Check if the sound varies with the clutch pedal down/up (in neutral).
